You never quite know what the weather is going to do in this country. It can be gloriously sunny one minute and soaking wet the next, as we’ve seen this summer.

You can only be assured of that if the property has a high energy efficiency rating. Look at the Energy Performance Certificate (EPC) for the house to find out what it’s present energy efficiency rating is.
If you don’t have an EPC, locate an accredited Domestic Energy Assessor in your area to get one organised as you MUST have this document to sell or rent out your home.
Your property is a dead cert to have an impressive energy efficiency rating if it incorporates the following:
Double or triple glazed windows and doors
Inefficient windows and doors are one of the predominant causes of heat being lost from homes – up to 25% of heat generated can escape through leaky windows and doors.

Eco-friendly boiler
To help you identify the standard of energy efficiency provided by a boiler, the newest models all have an ErP (Energy related Products Directive) rating. The normal ErP rating for a new boiler is ‘A’.
If your boiler is old, its ErP rating won’t be close to ‘A’, and old-style boilers are also more susceptible to breaking down.
Buying a new boiler is a big investment, but the Energy Saving Trust estimates it could save up £340 a year, so you will fast retrieve the money spent on it.
Loft insulation
In a poorly insulated home, a high proportion of heat can be lost through its roof – about a quarter of the heat that comes out of a boiler.
Fitting loft insulation in your loft, attic or roof space will fix this and it’s pretty cheap to buy, especially when you consider that quality loft insulation can last for 40+ years.
